Interested when overlayed with job growth as well - check out Las Vegas which shows a fairly significant drop in job growth but nearly 4% in projected rent growth.  Is supply really that limited out there? Or perhaps they're that bullish on a return on jobs over 12 months?

Build relationships with a SOLID team on the ground.  Find contractors, brokers, and construction managers (ideally through referrals). Property managers are key as well if you don't have boots on the ground where you're investing.

I'm also huge on Central FL and want to move there within ~5 years or so.  For me this includes Tampa/St Pete/Sarasota/Ft Myers/Orlando and also up north in Jacksonville.

Can't argue with population, job, and income growth in the past 5 years in addition to the 2-3 year outlook.  The downside is apartment prices reflect this :)

I considered this as well several months back.  A good friend of mine (and old co-worker) got his CCIM awhile before becoming a prominent broker.  We discussed the pros/cons and alternatives in my situation as an aspiring syndicator at the time. 

For me it was a tradeoff of time and $$$ between CCIM coursework vs. investing in a coaching program/mentorship.  In terms of priorities for me for 2021, I chose the mentor/coach route and haven't looked back.  If/when in the future I decide to pursue brokerage, no doubt I'd invest in the CCIM.

Consider the needs as part of a syndication - this will dictate how many and who are involved: 

1) Deal finder

2) Asset manager(s)

3) Capital raiser(s) 

4) Property Manager(s) 

5) Attorney(s) - RE and Securities

6) Lender / Lending team

7) Investors - capital providers

+ Any other special needs/situations like investor relations, etc

Another vote here for Michael Blank's SDA - I've tried 5+ others, but this one seemed to be the most comprehensive so far.  You could also build your own, but not worth it for the time invested IMO.

@Evan Polaski my perception was exactly the same but admittedly I haven't spent any notable amount of time there either.  I've had more success with prospective investors through here, Facebook groups, and linked in.

@Todd Dexheimer - between here and the Facebook groups I've asked there has been a lot of interest in learning much more about running and improving the property, so absolutely an aspect to explore.
