Another option could be, if you are caught up on all rent and fees for 12 months we can look at upgrading your cabinets. Sounds like it might be a version of cash for keys situation. Probably won't ever improve to be a quality tenant.

Starting with a 4 unit is reasonable. Keep existing tenants, renovate as they move, bump up rents to fair market price after fixed up.

Morning everyone,

I have a tenant that is interested in moving from a 1 bedroom unit I have to a remodeled 2 bedroom unit I have available. So far they have been a great tenant.  I think the 2 bedroom unit is easier to rent (more space) so I'd rather have the 2 bedroom unit vacant than the 1 bedroom.  The 2 bed unit has been listed for 4 days with a decent amount of interest.  

How would you handle moving the tenant over to the 2 bedroom unit with start / end dates of the lease. They're currently on a month-month. They have fully paid for January rent.  


One option - 

2 bedroom rent $700 - pro-rate them for when they move in

1 bedroom rent $600 (paid) -

option 1. let's say they move out by Jan 15th - credit them $300 towards the 2 bed unit

option 2. would it be reasonable to keep their rent through Jan 30th or something?  I'm trying to not lose a full month's rent with the transfer from unit to unit if that makes sense.  Curious how other's have handled this situation.

The young kids nickname is "thunder".  It's a loud energetic kid that runs in circles.

Hey BP,

I have an available upstairs unit with an interested person with a very energetic 5 year old kid.  How have you handled it with the high possibility of someone loud being in an upstairs unit?  If it were a downstairs unit, I think it would be less noticeable.  What provisions have you put in place, warning the downstairs tenant, etc? 

I am aware of the fair housing laws preventing discrimination against someone with children. But I want to maintain a enjoyable living space for all the neighbors.

I self manage so I'm around my apartment complex doing minor maint, vacuum the lobby, cut the grass a few times during the summer. I try to be there doing "something" about once a month or so. 

I understand the lack of appeal in this work, but it allows me time to catch up with the tenants. I probably get half a dozen or less minor maintenance requests in passing over a year.  Add silicone to this, put down some ant traps, minor stuff.  My intention, I hope, is that it shows the tenants that I care about the property.

I think if you provide a presence showing hat you care about the property condition, they will treat it better. If you rarely inspect the properties, I think it's a fair assumption that you don't care much about the condition (from the eye of the tenant).
