Transfer a tenant from unit to unit - lease dates/ rent due?

Morning everyone,

I have a tenant that is interested in moving from a 1 bedroom unit I have to a remodeled 2 bedroom unit I have available. So far they have been a great tenant.  I think the 2 bedroom unit is easier to rent (more space) so I'd rather have the 2 bedroom unit vacant than the 1 bedroom.  The 2 bed unit has been listed for 4 days with a decent amount of interest.  

How would you handle moving the tenant over to the 2 bedroom unit with start / end dates of the lease. They're currently on a month-month. They have fully paid for January rent.  


One option - 

2 bedroom rent $700 - pro-rate them for when they move in

1 bedroom rent $600 (paid) -

option 1. let's say they move out by Jan 15th - credit them $300 towards the 2 bed unit

option 2. would it be reasonable to keep their rent through Jan 30th or something?  I'm trying to not lose a full month's rent with the transfer from unit to unit if that makes sense.  Curious how other's have handled this situation.
