Thank you, Charlie! I have some experience in Real Estate, but I don't know the market. That said, he has a realtor that has been helpful, but I'm not sure he really knows the investor side. The initial offer that the realtor suggested we make was $100k higher than what I thought for an REO. Plus, he only seems to have access to MLS. I can search other sites, but I feel like I'm spinning my wheels because I don't know all the cities within his rehab distance. I do also have access to Realty Trac which gives me a lot of information to help determine ARV. If you still think I should call, I'd be happy to. I don't want to waste your time, either.

A friend of mine in Plymouth MA asked a business partner of mine and me to team up with him to do fix and flips in MA. He is a GC without much experience in real estate. We want to make an offer on a house. Should we set up an LLC first, if so which state should we start with (I'm in MD, and our other partner is in NY)? Next, can someone suggest a good title company to work with in that area? Thanks!

I just made an offer off MRIS. I am not an agent, I sent them my contract. Under name you can just put your name and/or his assigns. Also there is a check box where you can make it assignable. You just have to be careful. Also, I believe you could do a double close.

Russell,  we actually met at the last Gaithersburg meetup, I realized you probably didn't recognize me because I didn't have a profile picture up!  It was a great meetup!  I am new to wholesaling and the group.   However, before I started I met my mentor through my energy business, who has taught me a lot, and he has suggested books.  I read several of them, and I took Chris Bruce's courses on Joint Venture Wholesaling and Craigslist Secrets.  Thanks to him, I have been working on several joint ventures, got  contract on one house in Frostburg (actually it's a package of 2 houses) that  I'm looking for buyers on, and I've got several more I expect to see come up shortly.  I'd  love to post them in the marketplace, but I'm trying not to spend any more  until I make more.  I have spent money already, and my life coach wants me to spend more time/effort on making it happen!
