So quick question bigger pockets fam. I was recently on my county's assessor page and I was browsing a few apartment buildings to kind of get an idea of the property taxes when I noticed a few out of the majority were exempt... I know this is probably a forehead slapper question but why is this so?

What would you do if say some one was looking to rent for their first time? or if they were graduating a school of some sort and relocating to a new city with no previous rental history?

@both- would it be worth just going the property management route? since I'm working a full time job and I plan on the property to be multifamily

when screening a tenant what are some of the big red flags to look for? also what is the preferred credit score to look for in a tenant?
