Brandon Hall , thanks. All told it was somewhere in the $6k range to recline the sewer so cap ex it is. And this is definitely something that shouldn't happen again in the next 10 years. My next question would be, what's the best way to put this in QuickBooks? I do my own QB during the year and then share the file with my accountant. I've poked around QB and don't seen an obvious "capital expenditure" or "capital improvement" line. Should I just create a category under Fixed Assets and name it something like "sewer line"? Thanks for the help. Andrew

 I just had the sewer line re-lined at one of our properties. Does this count as a capital expense/improvement? or is it merely maintenance?

@Ryan Murdock I almost had to stop the car when I heard about your 10 unit for ~$250,000 (granted they needed work, but still...).

Listened to this on the drive back from MDI to the greater Portland area. It was a fantastic show and loved that it was from a Mainah! The Portland market is getting pricey and I'm starting to look elsewhere in the state. The one issue has always been getting a good agent and management team in a far-off locale. Maybe the Bangor area is it!

@Tammy Richards, thanks for the suggestion. I've been in touch with him a little regarding some properties he's looking to sell. I'll try to reach out to him again to see if he knows of any other management companies that are reputable in the area (I believe he manages his own).

I live just outside of Portland, Maine and am looking to invest in the Waterville area (either single families or smaller multis). My wife is from just across the river in Winslow so we're somewhat familiar with the area, but we're definitely not close enough to manage any properties ourselves. Does anyone recommend either a real estate agent who knows investing in that area or a property manager? Thanks!

@Joshua Shepherd, I'm looking in the Waterville area as well and hoping to find some good deals up there. Since I'm in the Portland area I'd need a good property manager up there to take care of things on a day to day basis. Do you know of anyone up there? Also, do you have any suggestions for real estate agents up there? Anyone down here wouldn't have the local knowledge that I'd need to feel comfortable buying a place with.

So more colleagues = more money. Got it. How do you determine who you accept as colleagues? Anyone that asks to be one? Do you "vet" them to make sure you want to be connected to them?
