@Maneesh Joshi I have a combo of personal and LLC owned. LLC has partners. Personal was the first few acquisitions and I bought an umbrella.

If you don't have personal assets to protect then why create an LLC? Just get a $1-2million umbrella policy to protect yourself.

Depends on the issue but discount your offer price significantly if you think you're going to replace the septic.

My question is mainly around depreciation recapture (DR) after a syndicated deal is sold. 1031 isn't an option. My marginal rate is less than 25% so it feels like I'm on the losing end of taking depreciation deduction (I know it's not an option). Is there anything I can do or should I put my syndications in my IRA only?

@Douglas Gratz Are you setting aside future capex costs and maintenance reserves in your expenses or just:

gross rent - (mortgage + insurance + taxes) ?
