I am looking for a cash buyer to assign 2 contracts; 1 for a Duplex in Scranton (needs work) have it under contract for $33,000, and a single family property in Pottsville (needs work) that I have in contract for $10,000. Duplex has ARV $159,000 (Zillow) and single family has ARV $60,000 (Zillow). Duplex is gutted with 2 new electrical panels installed and new roof, and Single family is gutted as well. Both properties will need some TLC, perfect for flippers and rehabbers. Serious inquires only, Cash buyers only.

Hey group, question, I just secured 2 deals with an owner, we agreed on the prices and tomorrow he is sending me the info on where I am to send the contracts to. The only thing is, I am not sure what contract to use!! I need a contract with a stipulation on where I have 30 days to get the funds prior to the closing, on which both parties agreed. But I do not know of a contract that states that in writing. Any help would be appreciated. I don't want to send a bogus contract over, considering these are my first 2 deals.

Thank you for the advice, and yes I have spoken with him, he bought the property cheap, put a lot of money into it and has not been able to sell it at his listed price.

I have a deal where I assume a house flipper purchased a home for $76,000 and put whatever repairs he had into it (The property does look nice) his asking price 290,000 which is way over what comparable houses have sold for in the neighborhood, he has had a hard time selling it, and I want to make him an offer. I going to assume he has put probably around 40-60k into the renovation, so I am thinking of sending him a offer of 175,000 cash, and then assigning the contract to a buyer ( for a wholesaling fee). There are 2 homes very close by that sold for $250-$260k.

I am new to the Wholesaling business, and I know that direct mail is the best way to reach potential clients, but what are some of the best ways to obtain lists to reach clients? Thanks in advance.

I have been a licensed real estate sales agent in NYC for a little over a year, and I am starting my Real estate investment company, to move from being an agent to owning my own properties and receiving monthly cash flow so I can live my life, the way I want to live it.
