Proper contracts?

Hey group, question, I just secured 2 deals with an owner, we agreed on the prices and tomorrow he is sending me the info on where I am to send the contracts to. The only thing is, I am not sure what contract to use!! I need a contract with a stipulation on where I have 30 days to get the funds prior to the closing, on which both parties agreed. But I do not know of a contract that states that in writing. Any help would be appreciated. I don't want to send a bogus contract over, considering these are my first 2 deals.
