Hey guys, basically in a nutshell I started my investment company back in February with a focus on wholeselling. Now I have evolved into the house flipping side of things for the bigger returns. I brought in a credit partner with great credit to help get lower interest rates on loans, etc. We have 2 deals that we are planning on closing in the next week, but our HML is only covering 80% of the purchase price on both properties. Where would be good places to look in the private lending world for assistance with covering the remaining costs of the purchase price? have any of you been in the same position? Thanks in advance.

I see a lot of lenders that mostly do fix and flip loans, but are there any that will lend money to help acquire multiple rental properties at once?

I am looking to wholesale this deal, units are gutted, with new roofing and electrical panels installed in both. I estimate about 25-35k repair (Possibly), with a pretty hefty profit.

Thank you for the tips. I have 2 deals under contract, and I posted them on this site, and I am also using my LinkedIn profile to help network with out of state investors. Any tips on deals where someone wants a deposit on the property before the sale contract becomes binding? Should I use a Hard Money Lender just for the deposit if I do not have the capital ready?

Any advice on how to find cash buyers in my state, or out of state? Besides the yellow pages and random internet searches, are there sites where these guys congregate?
