@Upen Patel Sadly I have around 3.5% down at the moment. Still working on saving up.

@Kevin Romines, First thing I did was check for that. None of the tenants wish to leave early. All are military and are set for their duration of tour.

@Kerry Baird & @Ivan Gurrola- This is a 4plex property and the owners want to relieve themselves of the loan entirely. I wish I could get into 5+ properties but I need to network first in hampton since I am very new here. I do agree it would be a nice niche!

Hello everyone!

Just moved into Virginia after my 5 year tour with the air force overseas and found a property with 2 houses on it both built in 1966 & both being duplexs for 185,000 total. Sadly all the units are filled with 1yr & 2yr leases and locks me out from being able to use my VA or FHA loans.

Currently I am looking for strategies that will help me obtain enough capital to afford the 20% down to take over the current loan and get my feet started in RE. Any and all advice is welcome!

You won't find anything for 40k in Virginia Beach.

Sorry no one has replied to this sooner.

Sadly pending on where the military takes me I may or may not be able to house hack but because I am military I do not have to worry about expenses for housing and such so I can go all out on renting in the future.

I have been doing research up and down the central valley but most of it seems pretty closed up. Knowing Fresno and the surrounding area tons everyone is trying to move there for the agriculture jobs and those that spring up because of it. But life around that area is hard.
I will also most likely be remote managing any property I get due to being anywhere in the world in 24 hours or less if needed. So my first line of education is how to know I am getting a good deal when I am not able to check out the property for myself.
I will definitely keep you in mind!

I will be looking into Villa Expenses. How would I find vacancy statistics?

As far as I could see it is around 900 in that area.

Most SFH and Multi's are 1-2k easily in that area. Expensive growing agriculture is what is around it.
