$21 a sqft is 2x the norm ?

Context: compared to others on the forum, I'm barely learning to sit up. With that said, here's my take...

Dropping property values are a sign you may want to check out the neighborhood. For us, we ask ourselves "would we want to live here". If the answer is no, we try to shy away, but that's  because reflection of out risk tolerance. 

I think it's worth looking at values in your area as a whole.  If everything is going down, well, than an 8% dip may not be a big deal. Especially if you are in a local bubble  

For BRRRR / buy and hold, I feel it's a good idea to see what the rents are in the area. A 500 PITI payment won't work well if average rent is 550...

I'm from MI (but not that area). I don't think it'll affect things much. As you've already said, crime is crime and poverty is poverty. Something like that is going to make the news, and everyone is likely to refer to the new township as "Flint Township" anyway. 

If Flint were a growing area similar to even Central Texas I think the dynamics would be different. My 2 cents...

As with any purchase, due diligence is key. The big ones, such as neighborhood quality and home value are taken into consideration. What demographics do you use when analyzing a property? How important are they in your decision making process?  Currently I see stuff like this - in general - as "useful", but I'm not able to filter it down further. 

Thoughts are appreciated.

This may turn into a local discussion, but.... let's say you had a personal property that you wired "smart switches" into. They had Echo integration, and worked well. if you were to turn that personal home into a rental later on, would you keep the switches in place for a value add... or go back to a standard light switch? I understand an addendum to the lease would probably be a good idea that covers the situation of the tenant leaving the devices unconfigured (and open for anyone to control) and potential security / cost risk that may involve.
