Depends on what the emails are for. I use rules in gmail to throw everything into a folder per property. It won’t scale long term but I’ll deal with that when it comes.
Austin can’t take the infrastructure hit. 50,000 people all heading for the same general area between 7 and 10 am? In Austin? I35 is already a mess. Speaking for myself, I think Dallas stands the best chance. Lots of land to do things with. Chicago is too cold and the rest are too far (time zone) apart from Seattle. Imagine trying to schedule a meeting with half the attendees 3 hours ahead/behind you....
Personally I’d prefer DocuSign.

If it’s farmable, see if they can negotiate a crop lease with a local farmer.

I came across a condo where the listing calls out Deed Restrictions, and the presence of a shared septic. I'm not in a position to move forward on the property, but what implications can that have in securing financing?

I can’t tell you if this is a good deal or not, but you’ve mentioned nothing about cash reserves you have on hand to handle any repairs inside. Also something to consider: any outstanding liens on the property.

Pardon my ignorance, but you’re looking for an app that will allow you to drop a pin where you are... as you deploy bandit signs? I just popped open the maps app in my phone and it let me mark my current location. I’m not sure I’m understanding the pain here.

Something I think is worth reiterating here: the growth that’s being mentioned here is not a new fulfillment warehouse. It’s a new headquarters. I’m hoping Austin lands it for a variety of reasons. Traffic will be a challenge. Long term I do see HQ2 affecting values in the region, wherever that may be. A new warehouse? Not so much

(While discussing the permits, reiterate the lease terms and wrap the two together)

- Aside from the obvious breach of lease, I'd look at this from the permitting side. It's probably not permitted so it needs to come down. I'd approach the tenant and indicate that while you understand the improvement need - quality of life, etc, they need to go through the proper channels and because it's not permitted it needs to come down. 

- Then re-approach the situation if you want to have the improvement, with the proper permits etc. The tenant is out of their money, but that's the way things work.
