@Andy Pham congrats on the deal. Mind sharing some of the current rents / expenses and your projections? I’m curious about the numbers in the Columbus area. I am currently looking to invest in a few out of state properties right now.

@Madeline Napier - Smart move, Colombus is a great market from a cash flow perspective.

If anyone has a great REIA group focusing on the Colombus area, please pass that information along. I am a long distance real estate investor and always love exploring new markets / connecting with like-minded individuals.

@Selena Williams I use RentRedi to screen my apps and complete the application / leasing process, but they usually charge a fee for background checks. You can also acquire some really good rental agreement forms by becoming a pro member on bigger pockets. They offer state specific rental agreement templates that can save you a ton of money on lawyer fees. I used their template for my first lease and it worked great.

@Justin Goodin - I could not agree more. Mindset is 95% of the equation. Some of the experts I enjoy listening to enhance my mindset are MeetKevin (has a youtube channel), Jim Kwik (focuses on enhancing your brain), and Andy Frisella (he has a podcast). Everyday I try to listen to a motivating medium first thing in the morning to start my day off right. It has worked well for me so far.

I am in the process of purchasing in an expensive market and am experimenting with 2 or 3 cash flowing strategies to take advantage of a really good appreciating market. I plan on purchasing a SFH 4 bed 3 bath home and would like to run the numbers on converting it to an Airbnb via a property manager. How much vacancy do people experience using this strategy?
