So my insurance is deducted from my rental payments and i see it noted every year on my statements but see no documentation from them showing me insurance is in place. The water was turned off between tenants and when it was turned back  on the house was completely destroyed by water. The property management co said they have lodged the claim for me but when i asked for copies of docs (reasons to be suspicious) they have gone silent.  I am in Australia and the property is in ATL GA, and i dont know who to contact to support me in a legal sense or from a consumer protection aspect.  help appreciated.  cheers

Yes i bought 5 or so properties at a better exchange rate. However its been a fairly unpleasant experience with the people im trusting to look after me taking advantage because im in australia. People i met on this site as well took advantage. 

Trust in the people doing the work and running things is everything. 

Also the rental situation is up and down and the returns are nothing like the glorious returns projected. The benefit has been the improvement in values coupled with the drop in the value of the Aussie dollar. a property i bought for $100,000 aud is now worth $135,000 aud without its USD value even changing. add 20% growth and its $160,000.

hi guys, i am an overseas investor with 2 properties in Atlanta and 3 in Alabama and i was wondering who would be good to handle my USA tax returns?

I am using an Australian Group but they are very expensive.

can one tax consultant handle all those properties in different areas?

any advice is welcome.

Slightly off topic Kellie but i am an investor from Australia and i am looking to buy rental properties in the USA.
I have the same issues getting agents to talk to me or to look at a property to give me a report.
Do you have any cheap properties in your area that would make a solid rental return?
I have been looking in Atlanta Alabama and Las Vegas and Hollywood.
I intend to build a large portfolio so agents i can trust and rely on is more important than location.

Inflation is a normal occurance and doesnt imply that hyperinflation will follow (bryan's wheelbarrow example).
Of course anything denominated in USD is going up as the world is competing for resources and can buy more for less as the usd goes down and this causes the price to go up in usd.
naturally anything with metal in it will be more expensive. However if you guys can afford it then it will continue up. when you cant afford it and stop buying it, it will come down.
hyperinflation is not a worry in my opinion.
The boom and bust cycle is far more of a worry.

i tend to agree with you and am looking at buying USA real estate for just that reason.
Warren Buffett is long on the USA. he believes it will come back.
so we need to make hay while the sun shines. or rather buy while the doom and gloom reigns.
