I’m trying to find funding for a 29 unit right now. Wrote the guy a hand written letter and 6 months later he calls me up wanting to sell. Haha

@Nathan G.

Thanks Nathan.

I oversimplified the scenario, but it’s a lot of different men showing up at all hours. Not just one dude that comes over regularly.

@Will Gaston

The answers I’m getting here are on point! Hahah!

I should have specified….different guys show up, all hours of the day and night..ha.

She’s not just getting some from a single side dude.

…maybe she’s got dozens of side dudes…you’re right, I shouldn’t judge.

@Patricia Steiner

This property has historically been a nuisance property….the place people go when they get kicked out of their other place. But I’m turning it around one unit at a time!

The tenants ‘boyfriend’ leaves the property and oddly enough, another male shows up for a short amount of time. This happens regularly, according to the on-site care taker of the property.

There’s either drug dealing, prostitution or a combo of both going on.

She is on a month to month lease.

Is it ethical/legal to kick someone out for suspicion of such activities??

I agree. Sometimes you just gotta put your head down and keep moving forward.

@Rob Bianco

When I bought my apartment the first water bill was $1,200. The previous owner told me it runs $500-600. I freaked out. Checked every toilet, every kitchen and bath faucet. Nothing. The culprit in the end?……the water softener was constantly cycling causing insane water and salt use. Got that adjusted and it fixed the problem.

OP- “i want to begin investing but I live in a hot market. What’s a good market to invest in out of state”

First reply - “that depends on your goals”
