My first deal (other than a primary residence)

Was a 12 unit apartment. Not huge by any means, but I was playing by commercial real estate rules, which it sounds like you are interested in. I honestly felt it to be less risky than buying a 2-4 unit, with more ability to increase the value because commercial stuff as you know is valued based on the numbers. One year in and I’m super happy with the decision to go big right away. I’ve been able to do a lot of renovations using just the cash flow…hard to do that with a duplex.

I’ve spoken with many highly successful entrepreneurs and RE investors and the common theme is this- they never want to retire. The number of hours they work may be less, the work they do may look different, but by doing what they love to do for a living, they’ve already won. The exit strategy is to die doing what they love.

Does it have a water softener? The first water bill I got was $1,200 (the previous owner told me it runs about $600).

Turns out the water softener was constantly cycling. One tiny adjustment and the bill is back down to normal.

Good question. Many people are paying 8x gross rents. ($81,000 x8 = $648,000)

I'd figure your expenses are gonna run you about 40%. So take $81,000 x .6 = $48,600 NOI.

$48,600 divided by a cap rate of say 7-8% equals somewhere between $600,000-700,000

Your average rents in that place are $450/month right now. I don’t care what town you are in, that’s low. I think there’s a lot of upside for you here.

Unless it’s in really really bad shape I’d say an offer of $600,000 is a good place to start. Juice the rents and fix the place up using all your cash flow and it’ll be worth a million in no time.

I’m a registered nurse and I work ‘per Diem.’ I have an app on my phone, hospitals put shifts they need filled on the app and I pick them up if I want/can. Helluva side hustle.

What kind of gross income do you get from a Turo car. I’ve been thinking of doing that with my commuter car (Corolla).
