When you have 200 units and your a wise old investor, you’ll look back with nostalgia at the days when you were just getting started. I’m just getting started myself. There are hard days, there are bad months, but I’ll power through. And so will you!

What I found travel nursing is that many folks weren’t charging enough. Whatever you think would be fair to charge for a fully furnished utilities included rental, add 20% and that’s your travel nurse rate.

I would do a live in flip. Find a house on the MLS that is functionally obsolescent, meaning it is move in ready, but needs updating. Start doing the renovations room by room until she's all buffed out. By the time your done with renovations, you'll be at your 1 year mark in the home and you can sell to buy another one. Or use your new found sweat equity to buy a rental.

Gross rents are 10x purchase price. That’s too high. $1,000,000 is a deal. That’s 7x gross.

I’d go with a light oak.

Oak for the durability, light stain for brightness in the unit.

I’m a nurse. So to me, it seems like EVERY American is sick and dying. That’s just my perspective.

Same phenomenon happens when you are looking to buy a new car, you see it everywhere.

Or when you jump into real estate.
