Hello! I'll keep this short. 

What would you do if a tenant has tested positive? The building he lives in has 24 units. Is it my responsibility to let the other 23 tenants know?

Sounds like some good ideas Sam. Thanks for your suggestions! The only problem I can think of is Im afraid tenants wouldn't write their name on the garbage just to be charged for it.

Hello!!

I manage 70 low-Income apartments in Grand Forks, ND and I love it!

Lately, I've had a problem with tenants throwing large garbage items like beds, bed frames, desks... etc out by the dumpster. That is fine because that's where it has to go for pick-up, but we state in our lease that we charge tenants when we have to call for pick-up since we get charged by the garbage company to pick-up those large garbage items. 

So my question is does anybody else do this? If so, what have you found to be the best way to keep track of which tenants are throwing away large garbage items?

The only method obvious to me is setting up a camera.

Hello BP!

I do all the property managing (besides accounting) for two low income apartment complexes.

One is a 24 unit and the other is a 45 unit. Average rent between the two apartments is $540 per month. I get paid $20 per unit to manage and $100 per lease signed during the month. I usually sign 3-6 leases per month. Therefore, my income per month is about $1,680-$1,980. Being a full time student, this is a lot of money to me. 

Does this sound like to little to be managing 69 low income apartment? What would you charge to manage these apartment complexes?

P.S. Do you think it'd be worth it to start my own property management company? I love interacting with tenants and making them happy to be a part of a community that I manage.

Hello everyone!

I'm a young property manager managing 69 units between two complexes in Grand Forks, ND. 

My questions is: What are target percentages of...

- Showings / Leads (% of showings from leads)

- Applications / Showings (% of applications from showings)

- Leases / Applications (% of leases from applications)

Right now my stats for the month of June are:

- Showings / Leads = 26%

- Applications / Showings = 63%

- Leases / Applications = 100%

@Lisa Thoele We have 3 washers and 3 dryers. Never had a complaint about not enough washers, but just because nobody mentioned it doesn’t mean people aren’t thinking it. Thanks for the advice!

I property manage a 45 unit apartment complex. Everything is going very well besides the tenants are putting too much clothes in the washers. I suppose they want to get more for their buck since the washers are coin-operated. One washer was so full it wouldn't even spin and the belt burned inside. 

Wondering if anyone else has had this issue. If so, I am looking for a nice looking flyer to put in the laundry room.
