I think it just comes down to headaches. I own a few multis in Manchester and you come across horsehair plaster often. Personally, I just rip it down. It'll fail sooner than you think. Just replace and move on. install lights.

Hey there, you can do a house hack option where you put 5 or 3.5% (FHA) down on a multi-family property. Connect with local mortgage brokers to help you out. You can also get a "gift" from a relative or join a program (ask the mortgage officer) on if there is a gift program you can join - similar to a scholarship.

How do you like to advertise your business?

I own Granite and Pine Properties - a Direct to Seller Marketing company that focuses on giving sellers 3 selling options. https://graniteandpinere.com/

My advertising is word of mouth, social media, SEO, mailers and cold callers. Radio ads are about $250 a week. I'm debating sponsoring other areas to hang my material up.

I would actually call the city of Laconia. They should have local options with teams they approve of.

Hey @Marc Brown - I've done this. It can work but requires some finesse.

As for Rent by the Room - it just means you can get more for your place by number of bedrooms. A 4 bed 2 bath house can now not be niche for a family, but a community. Best tip is to add digital locks to each bedroom door and make sure there is enough kitchen space for all parties. Provide community items (Toilet paper and condiments). You should be good to go.
