This comes down to risk tolerance Ella. Is it risky to jump into something first time and not know the end result? - Yes. Do you want to bet on yourself?  That comes down to you. Personally, I don't ever recommend jumping in head first not knowing the bottom. Put energy where it makes sense and try to tackle both a long term play (getting your edu) and also a shorter term play (your first purchase).

Hey all!

Opening myself up to others who may want to be a real estate agent and/or join my team. We do about 80% of our sales by just helping investors. Our niche involves investment properties as our bread and butter. If you want mentorship, meetups, networking events, free leads and a place to grow, then feel free to reach out. Personally, I did 15 million in volume while three newer agents did roughly 8 million in volume (each). Needless to say, it's been a fun year.

Hey all! Introducing myself here; 

I am a former biotech scientist turned to real estate professional. I interact with first time house hackers / seasoned investors on a daily basis. Wanna know what they have in common? Both are looking for deals. Wanna know who wins and finds the juicy deals? Seasoned investors. Wanna know why? They don't swing for the fences every time. The seasoned pros do this daily. Win and lose some. 

My first time house hackers 99% of the time just microanalyzer every fine detail and lose out. They don't understand that 90% of the time, just being in the realm and getting your first deal is what matters. I can promise you that my first deal was TERRIBLE, but I lived at a reduced monthly cost to living than renting/buying a single family and that is what mattered. 

So if you're new and looking to jump into the space, then reach out. I'm a straight shooter and will give you an honest take on your scenario. I see off market properties weekly, talk to investors both new and seasoned daily and I am actively buying myself. Happy to connect.

 Hey man, so I actually left my W2 (biotech) and joined real estate full time due to the number of properties/cash flow I was getting. I relate to this heavily. 

It comes down to what you value more - cash flow or debt leverage. If you use cash flow - it's more safe imo and debt leverage is risk but reward if you execute on a value add project. If I were you, then I would get the pieces ready, but seek off market/on market projects that make sense for you. Dial in your buy box, then be swift/actionable when ready. I can tell you with confidence that Many of my clients have done both and it worked out. You can tackle your scenarios pending what you have in the background working for you (debt, a helpful partner, your health, etc). Feel free to reach out. I'm local and don't mind helping out.

Hey @Kevin Cole - Investor Agent out of Manchester. Based on your post;

1. What's your bandwidth to grow? What do you WANT as a end result? More units/volumes? Do you have the systems to upgrade into more of a project?

2. Do you have a project lined up? 

Don't let the idea of a low interest rate trap you from upgrading to size/scale. That said, you also want to be calculated on trading up. Based on your responses, I can give more input.

Hey Spencer, I have done it. The best way is to prove yourself. Show a solid performing AirBNB and then punch out a list of prospecting for arbitrage and also promoting yourself as a co-host.

I think it just comes down to headaches. I own a few multis in Manchester and you come across horsehair plaster often. Personally, I just rip it down. It'll fail sooner than you think. Just replace and move on. install lights.
