@Aamir Shah I am a member of the Dayton Real Estate investing Facebook group. They mentioned that there is a specific turn-key from Kansas that they have had many issues with in the past. You may want to do a thorough check of the property if it is from them.

Spotcrime.com is a decent site to check for crime in the area, if it isn't too bad its a good idea to buy. Also consider the income average for the area, if it is 3 times what you are charging for rent (per year)  then you are charging the right price in rents.

@Aaron Laster gotcha, distressed properties are a different beast. We have a ton in Dayton. I feel like Indy would be a better investment than Dayton. Thanks for the share

@Joshua Huang great advice! Just like anything, relationships have to develop naturally.. you wouldn't ask a random woman get married.. same for mentors, take time to get to know them. After that they will likely help you once they know you are worth the time.

@Andrew Angerer I'm sorry, I meant to say 57k. The 77k is the price I would pay if there were no repairs needed at all. 57k is accurate for the needed repairs.

@Robert Carter Well, just based on the 70% rule, I would say this isn't the best property if you want to fix and flip. I would offer 77k if the ARV is actually 110k. If you want to buy and hold double check your numbers, and make them slightly worse. If they still look good go for it. Just do your research, make sure it's a good neighborhood and put the right tenants in it

@Jeff Lundeen Good start, I would suggest adding something to do with construction, specifically work for a contractor that does work flipping houses ( if that's what you want to do). Also work for a home inspector to get a keen eye for faults in an otherwise good looking home . I've always heard that self employed people are perfectionists, try to find self employed people and see what you can learn from them All the best luck!

 What auction site are you using?
