Thanks, Jack.  Either way, the renter will be paying.  Yes, peace of mind is the driving force behind the choice.  I'm at a juncture where I have to call the shot.  Like you, I think electric would give me one less thing to worry about.

If I was considering the purchase for my own home I would choose gas.  But for a rental property, is there peace of mind going for electric?

Can someone please point me to a sample MA Apartment Lease?  I am about to lease my first apartment need suggestions like:

- should the security deposit be the same amount as a month's rent or could a little less be consider too?

- Water usage rule:  I will pay for water but considering that the unit has 3 bedrooms there might be heavy washing/dryer usage.  Could I stipulate if the cost gets out of hand that there might be an increase?

Any other sources on the web that can be suggested will greatly appreciated.

Looks terrific, congrats!  I'm involved with a very similar project on Eagle Hill, almost same price and same reno costs. The building will have one 2 bed and two 3 beds. The original goal was to hold and rent for cash flow but considering the rehab costs, I will consult to see what the options look like at the completion, hopefully in two months.  The building has decks on each floor to the side. I'm considering putting a circular staircase to the roof and building a roof deck for the top unit, although I don't have the views you have.  Let's keep in touch to compare notes... Good luck!
