@Vikas Chug what I’m learning here on BP community is to build your team first. If you can find a good Realtor/PM in that city you got it! I could be wrong but I’m on the market too for my first of many rentals I want to buy but I need to build a team of professionals and then start the offers. I wish the best for you!

@Geo Johnson Hi Geo! I'm newbie too learning everyday and also on the market looking for OOS property . So, I think if you can find a good Realtor/ PM do the rehab you will be able to do the BRRR method. If you choose turn key, please correct if I'm wrong, you won't be able to do it because you are paying premium already. I was thinking the same thing to buy with a turn key company but now focusing on finding a good team ( PM/ Realtor/ contractor) to grow + the experience you will have doing this yourself it's gonna help you on the long run.

I'm preparing to buy my first piece of real estate. My intention is to continue owning and renting property. However I'm struggling on deciding on what my first choice should be. Do I want to buy a single family home to fix up and sell in a year or refinance, or do I jump into a duplex or other MFR? I feel like it'd be less risky to get the rental in case I get trapped in home with an upside down mortgage. Thoughts?

I'm on the same boat. New investor and will be buying my first rental OOS. ( California is hard for cash flow ). I'm leaning towards a 4plex in INDY ( class C+ or B ) to start or if I should get first a SFH ...

 Hi Andre,

When I invest OOS, I go SFRs that's what I like.  The buyer pool for the exit is much larger.  It allows me to gross and net more per unit.  There are drawbacks of course because you only have 1 but if you are scaling into multiple deals and this is your plan for the future then SFRs work great.  I own both and now I only buy SFRs. There are also 20x more SFRs than 2-4 units available so I can pick the right property for the right area I am focusing on.

Thank you for the information Frank, great info!  That makes a lot sense...I will visit Indy soon been there once for the Formula 1 years ago lol
