I'm in the same position too but I'm moving forward with buying a personal property first to cut my home expenses in half and use that money towards a down payment. I think there are benefits to both options.

@Travis Eden I agree with you that these student loans are the most annoying thing ever and it's hard to think about putting money into something else when you just want them GONE!  But if you can look at big picture and see that investing in RE is going to help you pay it off faster, it's so much easier!

@Rob Scarborough I'm late to this conversation but would be interested in meeting local investors!

An investor from another state reached out to me and asked if I am interested working with him to close deals in my area.  He says it will be a 50/50 partnership; he finds the deals and I'm the boots on the ground closing them.  I have a few questions for the BP community though.

1. As a new investor, is this something I should try?

2. What due diligence do I need?

3. Am I missing something here?  It sounds like a good opportunity but I want to be smart about it.
