@Collin Schwartz thanks for sharing what it really takes (ie sacrifice of time), for sharing how you financed your deals, and most importantly for sharing your success. People always say,”You can’t do it for this or that or the other reason.” Did people tell you you couldn’t do it because the market is at the end of a huge run? That’s my favorite one—you can’t do it because of the market. You just showed people that you can, despite all the excuses. In less than two years! Nice job!

I am going through PCC's classes currently. I give it an 8/10. The teacher is quite responsive and it seemed legit, unlike some of the other online schools out there.

It doesn't really pencil as a rental. It's not selling because it's overpriced.....how low can you go on the sale price?

I would invest in Deeds of Trust or notes. Depending on the state, you could own fractional interest in a loan and easily earn 8-12%. For example, if the loan was $100,000, you could lend $19,000 and the remaining investor(s) fund the remaining $81,000. You would need to be comfortable with your co-lenders and perhaps sign a Participation Agreement with them. 

I lend small amounts from my solo 401k all the time. Oh, and when you set up your SDIRA, make sure you have checkbook privileges!

Great, well good luck! From what I understand it is a numbers and timing game. Keep plugging away and eventually your letter will reach that homeowner that needs to sell, at just the right time!

Thanks, @Micah Redden! Interesting you say that because I met with an experienced investor yesterday who walked me through a complicated deal with creating financing and I was awed. I told him, "I need to learn how to do that!"
