I don’t own my primary home outright. However, the purchase of the property did included three separate parcels on one deed. My question is, can I use one of the separate parcels as collateral for a construction loan to build a multifamily on it (of course adhering to zoning regulations)?

What’s the best and worst part about investing in Chicago as an out of state investor? I’m somewhat interested in the market. My first and only market as a newbie was Cincinnati but I’m no longer interested after a site visit.

I recently took a site visit to Cincinnati earlier this month and didn’t like the city. Therefore, I’m on the hunt for another market to invest in.

Thanks

Hi Reuben! I own/run a property management company and like you, I don't like having potential guests walkthrough our properties unaccompanied. We typically allow them to book one month for the first month to make sure they like the home/area prior to committing to a longer term. I'm a licensed realtor in my market and have the ability to hire showing agents to open a secure box with a physical key that only other licensed professionals can access. If a guest is adamant about viewing in person, we usually set up a showing at the guest's expense. I hope that helps!

@Stephanie Walker  How much do you charge the applicant?

I own LTRs in Cincinnati and STRs elsewhere but I think Cincinnati has enough events to attract STR/MTR guests.

I have lived on both KY and Ohio sides of Cincinnati and we have about 9- 10 concert venues within maybe 4 -6 square miles. There is the world class zoo and Children’s Hospital is number 3 in the country. We have the high number of headquarters of Fortune 500/1000 companies plus college sports and professional sports…again all densely packed in a few square miles for the most part.

Please reach out if you want to discuss more. I like to speak to new investors and co-host an online group for women for the local chapter of Real Estate Investors Association. I am not a realtor but 2nd generation house hacker and my daughter is looking to do the same. You are on the right path!

@Sandra Morrison

Correction: Cincinnati Children's is ranked #1 in the nation in the 2023-24 list of Best Children's Hospitals published by U.S. News & World Report.

I have enough equity but I don’t have a good enough justification for the move. I’ll just have to do the old-fashioned way with spending more money or either seller financing if I want to save as much as capital as possible.

Hey Andrea!  Short answer is yes you can, but there would definitely be occupancy concerns that might be difficult to overcome.  You would need solid proof and reason for moving to Cincinnati.  Otherwise, I absolutely think that's a great idea.  Just going to be some hurdles to jump through.

What solid reasoning other than the obvious? It’s starting to appear that this isn’t doable :(.

I've owned my primary home in Charlotte, NC, for seven years using an FHA loan this June. I want to use the new 5% conventional on a four-plex unit-to-house hack (MTR strategy) in Cincinnati, OH. Can I utilize this strategy if I rent out my current primary in Charlotte and move to Cincinnati to invest in real estate? My current savings pot is low; I believe this will enable me to accelerate my savings goal as the barrier to entry is significantly lower. In addition, my W-2 job is entirely remote. I would only be in Cincinnati for that entire calendar year and then return to Charlotte to my primary home.
