We’ve decided to take our rental off the market to do some major renovations. We have had the same tenants for several years. What is a polite way to let them know when their lease is up in April, we will no longer be renting the house and they will need to move out? They have been perfect tenants.

We are making an offer on our first multi-family home. There are several other offers. What are other creative ways I can structure this deal/offer (financing, terms of loan, etc) that will save money in the long run? I want the most enticing offer but don't want to sacrifice the cash flow.

I have a trip coming up that will be mixed personal/business. We own a rental property in Charlotte, but I also have family in town that I will be visiting.  How do I organize this trip to make the most of my deductions?  Ex. scheduling meetings at the beginning/end of my trip, etc.

@Yan Guo We have sent our same handyman into do repairs. If they are requesting to have something repaired, they are already accepting that someone will need to come into their house to do it. There should be no liability on your end.

I would like to get a HELOC on my rental home in Charlotte NC. Does anyone know a lender that will do this? I had trouble finding someone last year.

@Anthony Gayden I would say that an as is offer has no contingencies at all. No repairs, no money back, no seller credit. Unfortunately those issues are not their problem any longer if you agreed to buy it as is.

We have a rental property near Matthews, NC but still in Charlotte city limits.  I agree with Laura's neighborhood recommendations.  Once you find something you like and the numbers work, be prepared to act quickly.  Good cashflowing properties go really fast.  I've lost a couple properties from waiting too long and over analyzing when I knew it was a good deal.
