Post: Lousy short term cash vs awesome long term gain

My husband and I are looking at an investment property that comes with a tenant locked into a lease until March 2019. After crunching the number we would only cash flow $100/mo and has a poor cash on cash return but we plan to rehab the house when the lease has ended. Homes in this area are appreciating fast. A 200k rehabbed home is selling for 360k. The analysis looks bad but I can’t look past the long term equity. Advice?

My husband and I have been talking about purchasing an investment property for several years and decided it’s finally time to pull the trigger. We currently live in Charlotte, NC and are interested in buying in one of the many up and coming neighborhoods that are exploding with renovations, investments, etc. (small single family homes can easily gross $75-150k after renovations). My husband is active duty and we will be relocating to Colorado Springs this November, so a owner occupied type loan won’t work for us. Looking for suggestions on where/how to invest our money...we are open to all ideas. Thanks in advance!
