Quote from @Noyessie Hubert:

Hi All,

I have a good deal ( good option ) I don't want to miss. I'm looking for a private money lender who can help me get the funds. The loan terms will be 12 months. Time for me to refinance it.

Here are some details:

- The max I want to offer is $300k

- The estimated ARV: $500 000 ( I would say 450 000 for a margin of safety )

- Almost no repair Is needed.

Contact me for more details.

Hi Noyessie, did you find a lender?

Quote from @Hunter Gibson:

Hi Everyone,

I'm seeking a private money lender for a $350k loan to finance a small commercial 6-unit rental property. I'm able to provide a 10-12% returns or equity if they prefer, with the seller financing the remainder.

Does anyone have advice on connecting with private money lenders and securing the necessary funding?

Thank you!

Quote from @Ramel Ruffin:

Hello I was hoping someone knew of any hard money lenders that will loan on a 5+ unit property that has a price tag as low as 100k

For long term rental, the hard money lender I had do as low as 400k for 5+ units he said there’s others “hard money lenders” who would do it that low.

Thanks in advance the property needs a little work but nothing too big things I can fix and pay out my own pocket

You're right! I keep hearing by now and refinance later, the truth is much muddier.
