me too but it's getting out of hand- 5 to 6 calls a day. I will be in meetings and if my ringer was left on it's just constant. Surely there's a way to avoid it?

Hi,

I have some rental properties and I'm getting 5-6 calls a day soliciting me for an off-market deal to buy my property. It's incredibly annoying and disruptive and I just want it to stop. Can anyone give me tips on what I can do here? Is there something I need to do to get my phone number and name disassociated with these properties or at least made private?

Hi @Ibrahim Hughes just found this thread and thought I'd ask you- do you know if it's required to disclose any potential soil contamination when selling?

I asked because we just bought a property in NJ in which the prior owner ran a construction company on the premises. He also lived here (and had double filtration for the water in his kitchen), which makes me wonder if there might have been the potential for soil contamination and it wasn't disclosed? OR am I being paranoid? Nobody mentioned this (and inspections were completed with no issues). 

Should I pay to have the soil & groundwater tested or am I going down a rabbit hole?!

(Note- we had the underground oil tank inspection and nothing turned up. There is an above ground oil tank used to heat the garage. It was inspected but isn't being used right now. We decided not to have it removed as my real estate agent said it's more of an asset than a detriment)

Hi all,

We just bought a property from a guy who had a construction business which he ran on the property (he also lived here). We have several garages and one used to be rented out as a workshop. We are trying to rent it again and the only interested party right now is a BMW auto-mechanic who has a side hustle on the weekends fixing BMWs for cash. I've been reading about the pitfalls around auto shops (soil & drinking water contamination, etc.). 

Should I steer clear of this situation or do you think it's viable? Would love to hear any & all advice that you can share.

PS- now I know why the prior owner had double filtration for his drinking water :)

Hi,

I just bought a large property in NJ that has a main house, an attached in-law unit (proper permits were obtained when it was built) and 5 garages. The prior owner ran a construction company out of the property while living in main house. 

We would like to rent out some of the garages- in most cases it'll be for storage of cars or other items but there is 1 garage we want to rent to an auto-mechanic. For the in-law unit, we'd like to AirBnB it or rent it out temporarily until we move my aging mother in.

I was hoping someone could help answer a few tax/legal questions I have or point me to a high quality, reasonably priced resource:
1. We bought the property as individuals, but can we rent the garage to the mechanic as a LLC? Would we first have to move the property into a LLC in order to do that or just create the LLC and have the lease list the LLC instead of us as individuals?

2. What kind of insurance would you recommend we get given our plans? Should I just add a strong umbrella insurance policy in addition to homeowners?

3. Wondering if I can also rent the in-law unit under a LLC for protection (vs. under our names)

Post: Building Department Violation Notice

At the beginning of the pandemic I received a violation notice from the city of Parma, OH regarding some external work that needs to be completed for my rental property. We were given a grace period due to the pandemic but obviously I'm way late in getting this fixed.

Part of the issue is my Property Manager said she got a quote for $6,000 to fix everything. I think this is because the violation was super vague. Below is what it said:


I called the Inspector to get more clarity on everything, as the high price quote is mainly due to the "Repair/replace entry walkways. I have left him 2 voicemails and he doesn't return my call.

I do need to get this taken care of ASAP but honestly at $6,000, I'd rather just sell the property because it pretty much wipes out most of my rental income for the year. Anybody have advice/thoughts on how to handle this? Happy to share pictures of the property if someone can give me feedback.

FYI- my property manager is pretty aloof so not sure she'll be much help.

I'm looking for a private money or hard money lender for a quick turnaround on a single home purchase in a Bay Area, CA suburb. This is for a purchase & rehab with an exit through refinancing.

We have excellent credit and are experienced investors. The house is a good deal and if I don't move quickly I will lose it.
