The Fed announced it will continue on a path of rate hikes deep into 2023 amidst good news on inflation data.  Does this cause anyone to revise their assessment of where the real estate market may be headed next year?

According to Pew, "investors bought 24% of all single-family houses sold nationwide last year, up from 15% to 16% annually going back to 2012, according to a Stateline analysis of data provided by CoreLogic, a California-based data analytics firm. That share dipped only slightly in the first five months of 2022 to 22%."

Is this really a good thing for communities?

If the percentage of homes purchased continues to shift to investors, is this really good for communities?

I keep reading mixed reviews on how deep the recession may be next year. This morning the WSJ speculated the US may not have one at all. Any thoughts?

Who is the tenant/buyer you are trying to attract?  I really like using elementary school ranking as an indicator.  Also, research the city's zoning maps.  That can provide some clues on where good commercial businesses are clustering.

I've read reports that state consumers still have $5 Trillion in reserves resulting from COVID stimulus and other factors.  It's going to take high unemployment to bleed that money out.  Interest rate hikes are just pinning up demand, same as we saw during the COVID lockdowns. Deep recession or not, summer 23 could be another transaction heavy period and I don't see prices coming down significantly at all. In fact, they may rise to record levels again. As a Realtor, I still have a steady stream of buyers undeterred by the news cycle. I also have many on the sidelines waiting...  Supply is compressed and will continue to be due to so many owners buying or refinancing over the last several years.  Lots of factors to weigh.  Who knows?

We haven't adjusted asset class, but all of our deals come off market now, whereas before we could still compete w/ cash on the MLS. The key is to un turn every stone, look for hidden value or distress. A recent purchase of ours was 70k under market value... tired landlord. Stay proactive!! There is always opportunity.

The most important quality: Answers the phone! 

But seriously... speed is the key.  A seasoned investor needs an agent that can act fast, negotiate effectively, and has a quality professional network.  A truly excellent agent will only work with investors who can demonstrate they are ready to take action.

This year Zillow, sphere, & referral were big drivers of my business.  My GCI will be over 12 Million in a 50k rural market.  Next year, we are going to ramp up the direct mail.  We are looking closely at Invelo.  I like the investor focused CRMs more than those that are tailored to agents.

We've been able to find really good people across each of these categories... If you can't find a good property manager you're in a tough boat.  Good agents and lenders are fairly easy to come by.  GC's are tough too, but for us it would be the handy man.  We have a half dozen that we use on a very limited basis.  They each have their own "issues".  Part of the problem is the nature of the position.  It's not a "career path" that one would generally aspire too.  The talented consistent ones level up to GC license.  Just my thoughts!

What we are seeing in my Midwest location is a massive slowdown in transactions.  The trading volume will go down until some level of future predictability returns for buyers & sellers.  It's amazing to see the psychological impact of the headlines.
