Hi I'm looking at buying a mobile home, but I not sure if it is  deal. It is a 14x67 Redmond, 980sf 3bed/2bath it was build in 1997. The guy is asking for 10k. I just looked at it today, it has a solid floor, new siding, new roof, and most of the windows are new, including a new front door. the lot rent is $430 it includes water, sower, and trash. The current owner has been living in it for awhile (I forget how long, but it was over 7 years). He started renovating it, but did not finish, and bought a house and is moving out in a few weeks. When he redid the siding, he said he added 1 inch insulation under the siding instead of the original 1/2''. Has electric bill is around $90 a mouth year around, and his heating bill is around $400 per year (it is propane heat) The appliances do not come with it. It is located in New Providence PA, 17560.

There is another mobile home about 1-2 miles down the road which he said charge around $250 a mouth for lot rent. And based on my research, I could get around 700-900 a mouth for rent if I where to rent it out. My plan is to fix it up and then sell it.

Have you looked into mobile home investing? I have heard that it is a good alternative if you have little money 2-5k to get started. There is a youtuber who does just that his channel is called john Fedro.

Welcome to BP. What REIA are you a member of, I live right along the PA Maryland line, and the closes REIA is about 45 minutes away.

I did a little research on net listing, and from what I found net listing are legal in PA, but I'll ask my attorney just in case.

PA, I had no idea I would need a license. Where can you find such information form different cites?

Thanks, I'm studying to get my license in PA, I know I need to but my brokers name on my mailing when mailing for realtor leads, I was not sure about marketing for other leads. I though maybe if I market in the name of a company, I might not have. I'm just not sure if it is worth it for me to get my license.

Hi I have a question on how marketing should be done, if say for example you are sending out yellow letters for wholesale leads, and you have a realtor license. There are special rolls a realtor has to follow when marketing, my questions is do these rolls apply only when marketing as a realtor, or would they also apply when marketing as a investor for wholesale leads?
