Ladies and Gentlemen

Need some inputs on my situation.

1. Trying to buy a QUAD - I can manage 20% but lenders are asking for 25%. Are there are any lenders in FL who can process a MFH with 20% down?

2. We are closing in our primary home soon - I definitely have 20% for this primary home to fund. Is it good strategy to investment 5-10% (I understand there PMI) and invest remaining in another property?

what rents will it bring for 1500 sqft house and how much does it appreciate yearly?

FYI: Its not a deal because the builder want to close the loan before delivery of the house, meaning - you as an investor need to pay interest even before construction begins!

Just to add : This will be .25 acre of lot.

Has anyone heard or worked with Whitestone Developments in Cape Coral, FL

They are marketing build to rent SFH on Dry lot or Fresh water canal. Here are cost prices.

1. 4/2 Dry lot : 216K + 20K (lot price) ---> 236K. Rents around 1800-1900. This is around 1570 sqft

2. 4/2 Freshwater canal : 223K + 20K ---> 245K. Rents for  1,800-1,900.

3. 3/2 Dry lot : 209K +20K --> 229K . Rents for  1,700 - 1,800 - This is around 1400 sqft

What is overall appreciation of these houses in 33993 area code
