I’m starting to look into buying land near a lake we love to build our home as well as vacation rentals. How do I research how many toilets can be on land? Is there a limit provided it’s serviced by a sewer? Right now, I’m looking at a 8 acre lot. I’m researching being able to have our home with 3 bathrooms, then 4-6 bungalows with a bathroom each. Is there a limit to bedrooms? I know that will affect taxes. I’m new to construction. We landlord small family currently.

Does anyone know the mobile home development laws in PA, specifically Johnstown (15904)? I know I’ve listened to podcasts that say that it’s tough to develop a new mobile home park due to new laws, but I’m not sure of the specifics.

We’re looking at a new home that has about 4 acres between it and a mobile home park. It’s separated by woods and I’m not concerned now, but am concerned with how an addition onto the current mobile home park would affect our property value of it was every sold.

It could be a mute point if adding onto the mobile home park is not possible or at least highly unlikely.

@Damaso Bautista I told him that several times and he just keeps saying how easy it is to get approved. I sent him our application criteria and that seems to have satisfied him. No more messages!

We have a unit up for rent. We don’t currently accept section 8 and don’t plan to. But I have a person messaging me about section 8 and after repeated messages of telling him politely that we don’t accept section 8, he keeps pressing. He’s saying now that he’s not in section 8 now, but plans to in a few months and is asking us to get approved in the meantime. I’m just getting a bad vibe.

I don’t want to seem discriminatory, but we just don’t want to do Section 8 at this time.

How do I respond? Or do I just not respond?

@Tyler Erickson you bring up several interesting points. However, I would point out that the last of the millennials (us) just graduated college last year. Adding to the fact that they’re getting married later, there’s a lot of data yet to be collected.

I do expect home ownership to be lower, but I think savvy single home investors can capitalize on the millennials’ interest in the environment and energy efficiency with mindful renovations or marketing toward reducing wasteful renovations. I think the McMansions may see a dip, but I could be wrong.

As for multi families, this will obviously increase the tenant pool, which is never a bad problem to have as a landlord.

However, home ownership is a big part of local economics so it will be interesting to see how a decline/delay in home ownership will affect local economies.

@Joshua Herald you need to find a balance between your comfort level and hers. Maybe the neighborhoods you’re looking in are not what she’s looking for. It sounds like she’s open, so I would have a property manager explain their roles and reassure her of her responsibilities if you would be unavailable. THEN you both can decide the areas you’re open to looking into. She’s your partner. It sounds like you’re definitely taking her into consideration, but as with anything, compromise is typically necessary.

I would still include vacancy because, as you said, he will still be receiving a payment monthly and if you're not able to make said payment, there will be some animosity if it can't be paid. Best to be safe.

I would definitely prorate the rent. They are not legally bound to their lease until the 1st. We've had tenants ask about this in the past, and we always tell them that they are welcome to move in early if we add an addendum to the lease. Think about it this way: They already signed the lease. They'll move in the 1st whether you allow them to move in early or not. If they really need to move in, they'll pay the prorated rent.
