Jay Hinrichs Where would one purchase a great performing first trust deed with a 5 year term to easily make 8-10%? This sounds great and I'd be interested in buying some. You said it would be at 50-65% of today's value? I have only been buying SF homes but have some investors who would also be interested in the notes.

Would love to see a list or get recommendations on Build to Rent companies throughout the country. For my situation, this is the best approach as I don't want any headaches and I have a day job that takes all my time. Thanks.

I have a bank who will give me standard financing (with close) but not a bank that will refinance after or after a year.  I'd love to be able to keep my equity so that I can continue acquiring properties but not sure how to do so here.  You mention that you have some banks that will refinance right away?  Would you mind sharing them?  

Also, when I said hope, I mean hope that the appraisal goes up by the time I refinance (a year from now?).  I know what it will appraise for now but it isn't enough to get my cash out immediately.

Hey folks,

I'm purchasing 2 brand new duplexes (new construction).  Typically I finance the property by putting 25% down however, then my money is tied into the property for a long time or until I refinance.  Would it be better to purchase all cash, find the tenant, and then refinance and hope that a higher appraisal will allow me to get all my cash out?   I believe I'm receiving the new construction for about 10% below what it will appraise for so I only need it to go up 15% to get all my money back.  Will banks do this or should I stick with keeping my 25% in each duplex?  

Not sure if you need the numbers but people seem to always ask on this forum so:  Purchase Price Per Duplex- $250k, expecting rents to follow 1% rule ($1300 per side).  Expected appraisal around $270k.  So I'll need to put down $62.5k for each duplex if I finance.  Thanks in advance.

@Carlos Zappatos  It's the "American Dream" which has been marketed to everyone as a milestone in their lives that they have to achieve.  Also, many people just don't know differently.
