@David Waddleton I locked in with Chase on 2 duplexes this week at 5.125%, no points, 30 year fixed. You can do better on your rates which should help your numbers.

If they are already rented, you can count the rental income to help you qualify for the loans.  I'd recommend you stagger the closes a little in case you need to fill vacancies to help your case.  I'm actually closing on 4 duplexes with conventional loans over next 45 days.

There are so many good ones that people vouch for and there are even some case studies.  Spend some time reading them and then talk to 10+ providers.  You'll quickly figure out the best ones for you.

Yeah, I'm with Jay.  What kind of place are you paying $11k a door?  What kind of tenants?  Unless you are basically stealing this building, I'm not sure I would want this to be my first one.

I try to raise rents every year.  Sometimes as little as $15 and sometimes as high as $100, it depends on the market.  Since all my loans are 30 year, every dollar increase drops to my bottom line.  But no need to justify it to the tenant.  

Yeah, not sure that I'd be advertising this way.  A newbie and his money are easily parted.

@Mary Jay There are others who will still give you 30 year fixed loans after 10. The rates will be higher but I'm over 10 and used big bank for first 10. You do not need to go with a portfolio or short term loan.

@Kevin Breazeale I was looking a year ago (my previous accountant got cancer and retired suddenly). Originly wanted local. After interviewing a couple, interviewed a couple that were remote and was very impressed. Finally picked remote one and have been very happy. Talk to a few and most importantly, find out if they, themselves are real estate investors. I asked portfolios and everything. I figured they would learn and apply all the deductions for themselves so would know how to do it for clients.
