In Chicago Generally the commission fee from the seller side is around 5%-7% depending on the value and location of the property. Seller agent(or their brokerage company) will co-op the buyer agent 2-2.5% commission from her/his share of 6%. Seller don't need to pay to the buyer agent.

Hi

I am from Northshore Chicago,would like to invest in  property went from short sale to direct into auction ,but don't the process of auction very well. Myself bought properties and rehab but from the market, not from  the auction.

Hot property, need  100%financing and  100%rehab loan if possible or what is the max. possibility

Asked Vendors, getting reply to put 20% down and 20% rehab loan or partnership with them.

Any suggestions on auction and financing or anyone from Northshore Chicago would like to give advice?

Any advice would be helpful.

The first step to earning a Broker license in Illinois is to complete 90 hours of Pre-License education, which includes a 75-hour Broker Pre-license Topics course and a 15-hour interactive Broker Pre-license Applied Real Estate Principles Interactive course.

15 hours course must also be completed in a classroom or webinar in order to satisfy the 90-hour eligibility requirement to take the state exam

So, my understanding if Landlord is in the real estate profession ,he can't reach out to the Tenant directly when Tenant is representing by another broker.

Sorry to forgot to mention that he is also a Realtor and managing broker ,but not for his own property. He hired a broker to rent  his own property.
