Hi All

Does anyone have an attorney they'd recommend? I am looking for someone to go after some tenants that left damage in a property they vacated.

My PM used to use a software rentec, and rentec would give you a running tally of cash in/cash out across your whole portfolio.  That way there was transparency on what your balance/distributions should be. However, the PM recently moved to app folio.  App folio has a dashboard home page that shows cash in/cash out but it does not show the balance you may have carried over from the prior month.  Additionally, App folio has a feature called an owners packet that does show the balance and cash in/cash out per property.  But it does not tally that across your whole porfolio so you can get a sense of what your total balance should be.  

Curious, has anyone figured out a way to get better transparency into the cash in/cash out of your total portfolios balance in app folio?

I ended up having to replace part of the line (yes it was Clay, and we replaced it with PVC).  I also took out both trees in the front yard to ensure that the clay part of the line doesn't continue to get penetrated by roots.  Despite doing this, the line is still filled with sludge, which means the problem may be further down the line, past where the line ends on my property.  Ironically, in this city, (property is just outside of KC), this would still be the owner's responsbility.  So that's the next phase of this problem I need to tacke. Fun stuff.

He's going to check on it again today, but he said he'd swith the thermostat and replace the filter, which is why I plan to check with the tenant again.

I had a brand new AC unit installed in July.  Yesterday, the tenant put a repair ticket in, in it she said "ever since this new AC unit was installed, the house will not cool below 77 degrees."  I just got off the phone with my PM and he said the HVAC guy thinks its a dirty air filter (and he plans to change the thermostat as well).   I plan to monitor this with the tenant to make sure it works, but has anyone ever found this issue to be caused by something as simple as a dirty air filter, or is it common to get an AC unit that is a lemon? 

I know that when a new tenant offers to pay upfront its a red flag. However, for an existing (good) tenant anyone ever consider offering a plan where rent can be paid in advance in return for a discount?  I am in software sales, and this is a common practice we employ when doing deals.  It can be for a 6 month or 1 year period, and have a sliding scale of discounts?  

Why I am thinking about this?  In my experience I have found even good tenants have life circumstance or unforeseen economic hits come that they are not prepared for.  With unemployment at a historical low, inflation remaining sticky and a Fed that is determined to slow down this economy I think it is a foregone conclusion that unemployment will go up substantially, meaning collecting rents can get harder.

I’ve heard that for non covered every 4-5 years and for covered 6-7. That sound right? Curious what others due in terms of frequency of checking decks for loose nails, damaged plans etc as well.

Post: Moisture/damp soil in unfinished basement

I have an unfinished basement that we noticed has some mild to moderate levels of moisture on some soil/dirt on the floor we just discovered. Upon checking, the gutters, downspouts and grading all look good. We did notice a gap on the side of the basement that was boarded up not well. For now, my plan is to more more securely board up and caulk that gap on the side (although it’s hard to imagine it’s the source of moisture throughout the entire soil on the floor), then put a fan on for a while.

Curious if 1. You think this could be a serious issue and 2. Any other fixes I should do that I have not listed above?
