No matter the price range, you should take into account those factors. Go ahead and learn it for yourself then lol. Good luck in that school of hard knocks.

@Bill Gulley, wow where to begin replying you have so much knowledge ~ thank you for sharing it along side your experienced opinions.

Real quick, I only mentioned my ADD here I have never mentioned it with business transactions nor when I use to service Website clients. I've disclosed it upon gaining my education, and I see my interactions here as another form of education. Sure I might turn off potential leads this way that I could cash-in on later when I get rolling in the business part of RE, but frankly that's their loss not mine in the long run (it will only hurt temporarily lol as I expand my network).

Anyways, yes I have misconceptions which is why I knew I had to post this discussion. I never take anything at face value, I like researching and that sometimes involves gaining the insight from others through the act of crowdsourcing. I became apprehensive about the test when I heard that the Realtor we bailed out of a bind barely passed his first go around, and he claimed most people fail the test one before they pass. It sounded to me that it was as bad as trying to pass for a Microsoft Certification test, which is why I ended up studying Linux distributions instead haha and just got a degree rather than pay for a test certification like my A+ computer repair certification. I ended up running a successful local computer repair business without any certs and long before me and my partner at that time finished our IT degrees. The only reason why I don't have money now is, I ended up walking away from the business. I learned from my foolishness, as I should have at least gotten a stake in the profits as a co-founder ~ lesson learned. Anyways, so like I said when our Realtor mentioned how difficult it was to pass I had flashbacks of worrying wether or nor to pass my IT certs or not and in the end I got my A.S. degrees and had a business prior to even graduating with my first A.S. degree lol.

In that career path that was legal.

It sounds like in the world of Real Estate, to be perfectly safe in legalities I should suck up my fear and try testing for my Realtor license.

Considering the side business (RE related though) I'm about to start with so far just a $13 investment in start-up funds, it may serve that venture if I became a Realtor. Hmmmm ... I'm really considering this now. Funny how everyone drags out the get a better job phrase (you didn't say it though) and save up, when I looked at the job postings for my area on BP there were none haha. It just reminded me I need to stay focused on starting my own business and also at the same time work to get into Real Estate investing. I don't need a job when I'm about to create my own job for myself, with hours and pay that I choose. I like it that way better anyways, so @Jay Hinrichs should be made aware of this.

Thanks again Bill for all your wisdom!!!! :D This meant a lot to me. I really needed to know what you know lol.

@Gary Harris I just wish I could convince him into getting a duplex or house hacking a single family home, but I already know he will be living in hell if he has to live next door to someone or with someone even if we get the best tenants they'd basically have to be librarians 24/7 for him to be happy about them living there or next door lol. It really looks like we're going to have to go the build a line of equity route, which I'm not too thrilled about in that it will be a slower process ~ but it's better than not doing anything that's for sure.

I'm already on the ball with those steps, @Gary Harris. Except I have yet to go to any meet-ups including the local REIA. It is on my to do list for sure though, after I attend a three day seminar later this month (to learn more especially the lingo/jargon).

@Rick Wang, those are not options for us in our given/dealt circumstances. I wish they were but we don't have such options. Thanks though.

The numbers look good, but a wise investor would consider the socio-economics and lifestyle of that area. I wouldn't touch that deal with a 10 foot pole, but hey I'm just a newbie so take my opinion as what you will.

@Rick Wang, good info. I'm exploring all avenues to obtain my first deal. Though, I am not willing to risk maxing out credit cards when my boyfriend already has access to great interests rates from conventional RE loan options. We were recently quoted 3.47% APR for a 20 year fixed mortgage of $400K, and we can avoid PMI even with just 10% down. That's a nice loan offer from what I understand. I just need to figure out how to get us a home in 12 months but still do a deal as well for myself, it might mean just getting the house and using the equity we build to get another loan ::: sigh ::: I am not sure yet. I'm still in the "get my education" phase of RE lol.

@Joe Splitrock thanks so much for clarifying the Wholesale vs. Realtor illusions (I've been just going off of what I've learned in the past few weeks, as Wholesaling is a brand new idea I never new existed until recently).

As for my ADD, don't worry about that I'm not too worry. I was stating it as being the cause of my weakness in math, spelling, grammar, and in paying attention to set timed appointments as well as boring paper document details that if missed might land me in legal trouble ~ hence my apprehension about the finer details in "assigning the contract". I stated this as these are my known weaknesses, I know myself very well. However, my ADD is also a very great strength. What you are talking about is the gift of ADD, as we also come equipped with hyper focus as well as no focus at all lol. Our problem is there is no in-between, we either go all out or we don't in terms of focus.

My hyper focus got me well aquatinted with Tax Sales in a week (I'm a fast learner so long as I'm interested in the subject haha). This is what it means to have ADD. I'm not stating I have ADD as an excuse in my fear, I'm stating it because I know I have to be very careful if something requires me to do something well in the areas I am weak in. Unlike most folks, I'm not shy about claiming my weaknesses. I've heard more than one lecture me that this is not the place for me after I stated my weaknesses, but I just ignore them because they're not the ones seeking to build an empire from nothing. ;-) So again, don't every worry about me on that. I take my ADD as both a weakness to be worked on as well as a strength to be exploited, every superhero has a weak spot and the best fighters who win know what to compensate for in terms of their weaknesses.

@Matthew A. been there done that in terms of try to get a job to save up with such wages, that line is for suckers. Also, read more than just that one comment. Just because I don't have $3K doesn't mean I can't get $3K. I work smarter, not harder ~ the motto of a Capitalist. Thus, I will build my empire. I'm just currently starting from nothing? I think people like you just fear my soon to be success story, of rags to riches. Stay tuned!
