I have a question:  you mentioned that you intended to build for short term rental in jurisdiction that doesn't regulate short-term rentals. What’s your plan about that?

800k is enough for down payment For some deals or you can get into syndication too for more units. Calculating the value per door and cap rate ect. There’s many ways and strategies, you can connect with me and i would be happy to share some information and strategy that suits you and your goals

@Dahanayaka De Silva personally I don’t like to own old properties but it really depends on the condition and location too. Regarding building your own it’s really good idea however financing is kinda the key here cause most of builders will be very particular about who they work with and the type of financing cause they will need to get paid in phases and once they finish a part they need to get reimbursed and if the lender is slower or has complicated procedures that can delay your project. Hi Stephen! 
As afar as doing 1031 in our market here in Hampton Roads area, Virginia, that will be quite a challenge. You might gonna waste time trying to lockdown that. Most of the good deals are mostly off market and off market for a reason. And personally from experience they can’t definitely do 1031 exchange. 
depends on how many units, what class and what your criteria, i might be able to help you here. Let me know what are specifically looking for so i can put you on the right direction.

Hi David,

Welcome to the area! I'm a real estate agent and Invistor and work with lots of investors in the area. Our market here is very hot and i think if you get the right deal you going to make really good profit. Giving the fact that you will use a VA loan so you need to be owner occupied. I don't think Condos with high fees is your best option as you will find yourself wasting income within those fees.also try to avoid flood zones as some of them have really high flood insurance. Not all areas are airbnb regulated. Feel free to DM me and we can chat about your best option that nets you more income.
