Best advice: House hack. Utilize an FHA loan and get into a property that you can use to help pay for your mortgage. Wait a few years, build that equity then rent out that property and do the process all over again. If I could go back in time, this is the strategy I would be doing. Hi Kylee! Did you have an idea of what you're looking for? I am working with a lot of clients now on house-hacking. In today's market when rates are not looking super great, house hacking is a great way to get your foot in the door. In my opinion, it's also a safer option than flipping or even buy and holds for the simple fact that you also need a place to live and you can build equity while doing so! But it all depends on your personal situation. If house hacking does not sound appealing I'd still try to get into any buy and hold opportunity. I am also hearing murmurs that apartment buildings are the next big move for most investors. This could mean buying an existing building or transforming an existing structure, let's say a motel, and make that into studio apartments. There's really a ton of options!

Hi Courtney! I'm a realtor for both Houston AND Austin. I do think that house-hacking deals are more prominent in Houston just based off of what is available on the MLS. However, depending on what your budget is Austin is still a great investment area. I'd love to talk more and see if I might be a good fit to help you out!

I agree with Joe... negative cash flow is never a good thing. You should not settle for this. This may not be the right property for you. If you're searching in an up and coming area, chances are you might be able to find a really good fixer upper that you can do a BRRRR deal with. That might cost you less out of pocket and cash flow much better than a new build.

You're in the exact type of predicament I WISH I was in! I'd build multi-family if I were you. Use the land as leverage should you need a loan for construction. Capitalize on that land!

Find another lender! I had several clients in the last month who purchased under their own name. Their spouse just had to sign all paperwork but their incomes were not considered. I'm not an expert on the lending side but I'd get a second opinion. I can recommend a few fantastic lenders that may be able to help you. Shoot me a DM if you'd like those contacts! Good luck!

I've noticed that the Lake Conroe area tends to cash flow slightly better for STRs. But of course that all depends on the property itself and the specific area. I'd look for something that you can add value to. Maybe it might be a little bit more run down so you can rehab it. Pay close attention to HOA restrictions in these areas as well as some areas do not allow for STRs but might be okay with a mid-term rental.
