I wish I could answer your question with confidence, however, personally I would put everything in an LLC before moving forward. I'm curious to know what better answers you might get so I'll be following this post!

We've used FB marketplace but I also have done really well finding 4 pcs appliances at Lowes and Home Depot.

Your realtor should be assisting you with determining ARV and sending you viable comps. I highly recommend not moving forward until you've got a general team in place. This means a real estate agent, licensed AND insured contractor, and lender you're already pre-approved with. I feel extremely uncomfortable putting offers on homes without having my contractor view it with me especially in the beginning. My contractor is willing to meet me anywhere at anytime and he will quickly inspect the property as well as give me an estimate and breakdown of cost. I will GLADLY share his contact information if you'd like... just message me. Of course you can do a quick "guesstimate" of rehab but unless you have experience in what it costs to fix a property and inspecting properties I personally find it very risky.

After you've run your comps, got your contractor's bid or ballpark, then you should be reaching out to your lender (I use hard money) and get their cost sheet so you can know if its a good deal or not. I like to be thorough and make sure I have fully analyzed a deal before moving forward. This gives you confidence once you've found a property.

My first deal was nerve-racking! Just remember that growth doesn't happen in your comfort zone. But I had a really great team around me that made me feel confident in moving in. I wish you good luck! I'd suggest, like others, that you find a good wholesaler and consider finding properties that you can do seller financing. Both will have great deals for you that may be within your price range. I have a great recommendation for a wholesaler if you're interested. I also know of a really wonderful and reliable private lender that I can recommend wholeheartedly. We've done a deal with them before and we were able to only put down 10%. We did have to show 6 months in reserves, so please keep that in mind when running your numbers. My best advice to you is to get connected with a real estate agent in your area. Of course please do your own research as to how people determine ARV, but without actual comps in hand which only an agent with access to MLS has, you are really just guessing. With time running numbers become easier and easier I promise! It's definitely a learning curve!
