Hi Seth Sherman thanks for your cautionary tale--- I am open to other buy and hold scenarios and will keep your comments in mind during deal analysis!! Thanks too Paul Timmins -- great steps and glad to say I've taken a few already. What do you mean though that you don't have to own a prop to control it? Thanks!

Hi All,

I'm a new member in Silver Spring, MD, who read Rich Dad, Poor Dad, and realized I don't have to be living paycheck to paycheck forever! And, that my husband and I can make our real estate visions a reality. We have a one-year-old son and want to give him a stable future as well as a solid financial education, one that we are just now working on ourselves. Our goal is to start with a few small multiunit rental properties and grow from there (thanks @Brandon Turner for the numerous resources in this realm!)

I'm looking forward to getting to know you, learning from you, and hopefully soon sharing my own knowledge -- and success stories!

Become a realtor -- makes sense -- you get access to all property listings and the training inherent in becoming a realtor. Are there other benefits as well? Thanks for starting this thread - looking forward to more tips!
