@AndyJenkins  that would be great to gain experience!  Great idea.  I have a home now so a live n flip would not work for me until my kids are all out of the house which could take years.  haha! But I can see how doing that, you can take your time and learn.

That makes sense!  For me, it would just be to have some experience.  Ultimately, I would definitely leave it to the pros.  But small projects, I would love to handle myself.

Thanks @Kieran McDonagh   that was a scary experience for you.  The Tile work seems probably the easiest to start with.

If you're a rehabber, what is the best way to learn how to do tiling?  Install cabinets & new flooring?  When I quit my 9 to 5, I plan to be hands on!

@John D. I'm looking for an apartment to buy and use as my STR. I guess I am getting discouraged when I see one that is in another state and requires rehab. Hard for me to travel that far to do some rehab.

Hi @Lisa Graesser! It seems I will have to invest pretty far from where I live to gain the biggest ROI. I don't mind using property management. Thanks for the advice. I have alot to think about now! Just getting antsy and ready to get my real estate investing off the ground already but I will try to be patient because I don't want to rush into the WRONG property. I did meet an agent a while back that lives in Florida.

Thanks @Michael Baum! I haven't found a realtor yet but I did reach out to one today from BiggerPockets. I will definitely have to check if STR are allowed.
