In my neck of the woods $500-$1000 is typical unless the seller specifies that they want more.

if the deal makes sense then why does it matter who brings it to you? If you are more worried about wholesalers making money then you are not a serious investor.

Join a local REIA (Real Estate Investors Association). This will introduce you to like minded individuals and allow you to get to know who some of the players in your market are. As with anything in Life investing in real estate requires knowledge. Once you have the knowledge the rest of the road blocks like lack of funds can be overcome. I would suggest that you listen to a lot of the podcasts and also read a bunch of the blogs. You may want to go to your local library and check out a few real estate books as well. If you fail to invest in your education you will pay for the lack of knowledge through the school of hard knocks. Good luck to you. Education first before investing.

@Jeff G. Please post a copy of your ad so we can review it to see if the wording is attracting the wrong kind of bird dogs.  What you should also do is have a one or two page training manual on what you expect from the bird dogs and how the payment works.  The manual will establish clear guidelines and keep you from having to train individuals every time.

You need to go through the proper eviction channels before you start changing locks. Contact a local Real Estate attorney if you are not familiar with the landlord tenant laws in your state.

Here is how I would approach this deal.

1. I would get the owner to file an eviction on the tenants/grandchildren.  Once you get the eviction you can show the property and do all the inspections need without the hassle of having to get permission from the tenants.

2. She needs to get the grandchildren out irregardless of if she sells to you or not.  She will have the same issue with every buyer unless the house becomes vacant.

3. I will take my time with this deal.  Dealing with uncooperative tenants or relatives will kill this deal.  Get the eviction before doing anything else.

Meetup is informal setting and GDREIA is a more formal event. Both are good opportunities to network with other real estate investors.  Both meetings are on different nights so you attend both events.

I stopped by their showroom in Kettering and I was not impressed by the quality of the used products or their pricing. I decided on paying a little more for a new scratch and dent Fridge than to pay $150 less for a used product.  Just my two cents.

Learn how to wholesale.  It will allow you to learn the market plus it requires little to no money. Wholesaling will also allow you to grow you capital.
