I found it while visiting a friend who lives in the area, the owner had a sign out front. I then decided to take a quick walkthrough of the property and now im trying to analyze it deeper. Other two family homes have sold for less but required a lot more repair work.

The seller wants 370000( the tax assesed value of the house is 426700) for his duplex. Each unit has 2 bedrooms and a bath with no major repairs needed, aside from carpet paint and a few appliances.They city it is located in is a good area, similiar houses have sold from 300000 on the lower end to 450000 on the higher end. Renting both units out could bring in 3000 month. Do you think i should take this deal?

To @Brian Woline I am trying to build a first class wholesaling business, I want to be really good at what I do. I want my marketing to bring in deals and buyers. I have been mostly mailing to vacant properties which doesnt seem to me to be enough, I want to expand my search criteria but i still want to have a focused attack.

Im considering properties in an area that is not really the best to live in. I could get the properties for cheap but I am concerned I won't be able to find any buyers after fixing up the house. Advice from Any one with experience in these kinds of markets would be helpful

I have a friend who wants me to do a short sale on their house. I wouldn't be the buyer I would just be helping to get the house sold. Now if my understanding is correct I would need a real estate license in order to receive payment, but if I did it for free I wouldn't need the license. I just need some clarification on this issue and if there is any work around on this issue.

when you go to purchase a house to fix up what qualities are you looking for, are there certain problems that would make steer clear of buying the house. I am looking to wholesale houses to rehabbers and im trying to get a feel for what one would be looking for.
