You’ve gotten a lot of good advice. As far as actually tracking your finances, I personally love excel. You can tailor it to do what you want and the self tracking makes you more involved and accountable. I literally track every cent we make and spend on excel. If you ever need any advice on budgeting or setting that up feel free to message me. I’m super cheap and like to know where every cent is every day.

Hi all!

I was wondering what websites and information tend to be the most accurate for researching a target city. For instance what websites have you found that gives easy to read and accurate information on job and population growth as well as Crime rates and housing trends. Any recommendations are appreciated. There is a ton of stuff out there, just wondering what sources are the most reliable.

Thank you! Yes, I’ve always used them on my personal homes and actually they have always worked well for me, sorry they didn’t on yours. But I didn’t know if using them on investment properties was a good idea because of some of the things you mentioned. Thanks for the input!

Thank you!!! It’s good to hear an opinion on not leveraging. Because I think it is a safer bet for me possibly. At least to get going at first then if things are going great I could always leverage in the future to expand. But for now I do think cash is safer for me. Thanks for your input!

Yes sir, that makes sense, I guess it’s just a little harder to cash flow at times with the higher property tax. Do you keep your investments in state?
