Hi there! I am looking at a 10 unit multifamily condo type complex. It's in a B class area. I am wondering what sort of CAP rates members are seeing for similar types of properties. I know this is very general information but just sort of wanting to see what other markets are averaging for this sort of property.

I was just wondering when evaluating single family homes for investment prospects, what percentage do you typically use for repairs and cap ex? Just wanting to see some percentages others typically use when evaluating their deals.

Hi all,

Starting out and doing a lot of research including using the BP calculator and my own spreadsheets to analyze deals. Found that in using the same numbers my calculations don’t cash flow as well as the BP calculator. Then I realized the property tax expenses on the BP calculator don’t flow through to the end result calculations. Can anyone give me some insight as to why that is?

I was wondering if anyone could give me insight to the current rental market in Lubbock.  I am in Midland and don't really see myself investing here, I was taking a look at Lubbock but noticed that lately people mention it is a bit flooded with rentals.  Any input on that market is appreciated!
