Has anyone used PayPal? You can send and receive money for free as long as you link bank account.

@Daniel Seigel Turbotenant no longer accepts payments and to use the good stuff you have to start from the beginning, screening tenant through the site and so on. I was hoping I could use some of the features with already screened tenants. I'm currently using Cozy for payments and it is working very well. I've signed up for the Express payments for an extra $2.99. This speeds ACH payments from 5 to 3 days. The credit card option is great as well. It is very user friendly and I like being able to see all my listings and payment detail. Cozy has many other cool features, I just do not utilize them at the moment. I've looked into almost all of the software on your list, and mostly decided not to go with them at this time. When I have more of a portfolio I will reconsider. I can only speak on what I've used, so I hope others share their experiences with the other software. I'll reconsider Rentalutations once I have more properties.

Anyone used this lately? I've been researching and comparing with Cozy, TurboTenant, Rentalulations, Buildium, etc. Actual user experience would be great.

My biggest fear was making a huge mistake that would take me out the game. I crushed my own dreams with what ifs. What brought me out of it was the Bigger Pockets community, podcasts, webinars, and the networking events found here. These past couple of months have been the most productive and the best education thus far. I said I wouldnt't go back to school for a masters until I was passionate about something. Well, I'm back in school and working on the job! Best education ever is gained through experience. I'd tell my two year younger self to put the tools to use that I'd spent so much time learning about. I'm still a newbie, but now I feel like maybe I know what I'm doing Lolz.

@Linda S. Have you thought about using the express payout for 2.99 a month feather Cozy offers? I'm new to it as well and see they have a 3 day processing feature for that monthly 2.99 fee.
