I don't think it's absolutely black or white. However, out of the people I've talked to who are the absolute most driven, motivated and "make it happen" type of people, those individuals had some dark pasts in one way shape or form. Whether it be from their childhood, family or relationships (both personal and business), there has almost always been some deep stories that got them where they're at today.

Everyone needs something that pushes them initially. Those motivated by anger tend to make progress in leaps and bounds above any other emotion that I've seen.

Buildium actually does have the ability to customize what you're trying to track. If it's City licensing, you just make that a category in the task list and select it when you're creating the task. Then you schedule the follow up for your desired date. Or you can create a recurring task- functions the same way only it won't show up in your task list until you want it to (maybe 90 days out from the licensing expiration).

What I recommend is creating a lease addendum for when the fiancé does finally move in. All parties sign, stating that the new person is now fully responsible for all terms of the lease. I would also require that he fill out a application and complete a credit/background check as well. Hope this helps!

@Troy Smith one thing to consider is that you've opened yourself up to an eviction situation if the tenant doesn't pay and tried to claim residency. Technically if he signed, he can use that to show he legally lives there. Always check your state and local landlord-tenant laws and consult an attorney on these types of matters to know exactly what your rights are.

I never let anyone sign a lease until I have monies in hand and we do all of this at the day of the move-in appointment. They can pay a non refundable hold fee (with proper signed paperwork) if I'm holding it for an extended period of time and that can turn into the security deposit at move in to reduce what's owed.

Good luck!

I worked with one and that experience is the reason I now own my own PM company.

You can ask all the questions you want but 6 months will tell you what you need to know about the company you go with. Are they tracking your financials properly? Is there transparency with billing? Do they share leases with you when move-ins occur? What is their eviction protocol? All questions they can give you the right answer to but only time will show you if they're able to deliver on what they said they do.

Best of luck to you.

Had a USPS worker cold call me about their online services and one of them was the online certified mailing system called, "Simply Certified". After a fair amount of research I wasn't able to find much on them, does anyone currently utilize the system and have there been any issues with the court accepting the receipts as proof of mailings?

Quote from @Nathan Gesner:

Give them notice and get them out. I do not tolerate anyone treating me or my staff that way, and I won't put up with chronic complainers. Even if they are on a one-year lease, I will give them the option of moving out, or I will find a way to move them out.

Have boundaries and just as @Nathan Gesner said, post notice (according to your State specific laws) and move them out. Expect it to get worse before it gets better. As soon as the notice is served that's when they'll start threatening to drive by your house on Thanksgiving.

It's best to not spend time getting upset over the gibberish they will inevitably blow your phone up with. Reiterate that if it's not about paying rent or maintenance, they are not to contact you.

Understanding we're all emotional creatures helps but at the end of the day this is business and if we can't communicate like adults, it isn't going to work.

@Jill F. hit the nail on the head with "Your careful questioning is probably saving you from expensive problems".

Just encountered a similar situation myself. Not only did I start questioning things that didn't make sense, I was hung up on twice on the phone and then the "professional" proceeded to text me paragraphs about how "maybe we should go our separate ways". Huge red flag.

That's a contractor I'll gladly not work with again. Listed to your gut people lol
